Welcome to The Tuscan Sunrise Suite a special haven for our Crème of the Crop Dachshunds’ Families!  We are thrilled to offer a cozy and private retreat right here in our Tuscan home. This is not just a place to stay; it is a peaceful extension of our family, perfect for those coming to pick up their new puppy/puppies/dog or who want a mini vacation before their little one joins their family.  Your private suite awaits a full-size bed, complete with its own entrance, bathroom, and patio, giving you the perfect space to relax and get ready for the exciting adventure of bringing home your new furry family member.

While Franklin is a quiet town, the Brazos Valley area offers plenty of things to see and do during your stay.  Our room rentals are $150 per night plus 17% tax for weekdays and $200 per night plus 17% tax for Friday and Saturday nights.

Welcome to The Tuscan Sunrise Suite, an elegant and private retreat nestled with in our stunning country home where you will be staying with your hosts Leslie and Sam.

The large, picturesque windows perfectly frame breathtaking sunrises, rolling hayfields, and Creekside oak trees come to life in a vibrant palette of warm hues along with the local wildlife. Enjoy a private entrance, bath, and patio all a blend of Tuscan elegance and country comfort surrounded with spectacular colorful gardens!

The Space
Welcome to your serene escape located four miles outside of Franklin, Texas on our 700-acre multi-generational family farm! Our beautiful Tuscan-style home is located on 64 acres of this stunning property. This private one-bedroom Airbnb with a full-sized bed, complete with its own full, private bathroom, offers an intimate escape on our historic family farm. You'll enjoy the added convenience of a rock patio where your dedicated private entrance is located through the gate as you follow the rock pathway leading to your entrance into our home which you will be staying with your hosts, Leslie and Sam. On our farm, we have the joy of raising luxurious English Cream Miniature Dachshunds. You might spot our two outdoor cats as they roam the property, often napping during the day and occasionally visiting the front porch of our Tuscan style home for a meal. This is a working farm, so during the hay season, you may see workers cutting, raking, and baling our hay.

Your day begins with an unforgettable spectacle of color. As the sun peeks above the horizon, your suite is bathed in the soft, buttery light of a breathtaking sunrise! You'll often catch sight of local wildlife as the morning unfolds, from deer gracefully grazing in the distance to birds taking flight from our home and the treetops of the gorgeous crape myrtles surrounding our home - all from the comfort of your bed. Our home is surrounded by many lovely brightly colored gardens that attract butterflies, hummingbirds, bumble bees, and other garden species for your enjoyment.

Step out onto the rock patio at your private entrance into our home with a coffee in hand to feel the cool country hilltop breeze. In the evening, the beautiful sunsets can be viewed from the front of our Tuscan home, where you can watch the sky ignite with fiery colors as the day comes to a close. As dusk settles in, let the natural serenade of howling coyotes and croaking frogs complete your authentic country experience. As night falls, your private room or the rock patio become your personal observatory for unforgettable stargazing! It's a place where every day offers a unique and spectacular view, followed by a serene atmosphere that lasts all day long.

During your stay, you have access to our common areas: kitchen, laundry room, expresso coffee bar, outdoor kitchen and dining table, and front patio for viewing our spectacular sunsets. If you are interested in using our Jacuzzi hot tub, please let us know. It's located on our back patio. Sam is happy to open it and have it ready for you. We are always in our home and available for any questions, help, or recommendations during your stay. Enjoy the peace and privacy of your own personal space while knowing you're a part of a cherished family legacy.

Guest Access
We want you to feel completely comfortable during your visit. You'll have your own private bedroom which includes a massage chair for your relaxation. Just ask Sam or me, and we'll be happy to show you how to use the massage chair. You'll also have a private guest bathroom with a tile shower and bathtub.

Please make yourself at home in all the common areas, including the kitchen, kitchen island, our cozy kitchen nook, the expresso/coffee bar, keeping room/sunroom, mudroom, great room, laundry room, pantry, and outdoor kitchen. Feel free to also relax on the rock patio or front porch. The Jacuzzi hot tub is available for your use as well. There's plenty of parking available right outside.

Franklin, Texas is located in the Brazos Valley, and is conveniently close to Bryan, College Station, Hearne, Calvert, Waco, Lake Limestone, and the Luminant Power Plant. This area offers a variety of attractions from historical sites to family- friendly fun.

10 Minutes from Franklin Ranch Community Park: Beyond baseball, Franklin Ranch Community Park offers something for everyone. It has fishing ponds, over seven miles of walking and biking trials, a splash pad, playgrounds, and amphitheater, and a multipurpose field for other sports. The park is a great spot for a family outing, a picnic, or a relaxing stroll. This is a premier destination in the area for sports and recreation. The park is an 84-acre facility with state-of-the-art amenities. the park is now open to the public every day from 6:00 AM - 9:00 PM.
Baseball Tournaments: The park is a major hub for youth and college baseball tournaments, drawing teams from across the state and beyond. It features multiple turf fields, making it a great place to catch some high-level baseball action. The park hosts various events, including showcase tournaments for high school players to be seen by college coaches.

10 Minutes from Franklin Drive Thru Safari: A fantastic and fun attraction for all ages. You can drive your car through this 100+ acre park and see a wide variety of animals and purchase food to feed the animals, which often come right up to your car window. There is a walk-through petting zoo, an exotic aviary, and a reptile house. Don't forget the Baby Animal room!

Wedding Venues: Franklin has become a popular location for destination weddings, offering a beautiful Texas country setting. There are three wonderful venues to choose from that all have their unique charm: The Venue at Bonita Canyon, Bright Star Ranch & Resort, and Always Timeless Barn.

50 Minutes to The Old Fort Parker Historical Site in Groesbeck: A place that is central to one of the most famous and tragic stories in Texas history. The original fort was dismantled over time, but a replica was built by the Civilian Conservation Corps in 1936. This reconstruction was later rebuilt in 1967. The site is a tribute to the pioneers and the events that took place there. You can learn about frontier life in Texas. You can explore the fort, see the cabins, and read about the families who lived there.
